Almost everyone starts in the same place: you type your address into a website and watch a number pop up. It's hard to resist — and it's also one of the least reliable ways to price your home.
Those automated estimates work off broad data and algorithms. What they can't do is walk through your home, notice the kitchen you remodeled or the view of the Organ Mountains from the back patio, or understand why your street commands more than the one two blocks over. Here's what goes into a CMA:
Recent comparable sales. What have similar homes near you actually sold for in the last several months? Sold prices — not asking prices — are the foundation, because they reflect what buyers truly paid.
Active and pending listings. What's your home competing against right now, and what's currently going under contract? This shows where the market is heading, not just where it's been.
Your home's specific features. Square footage, condition, upgrades, lot, layout, location within the neighborhood. The details an algorithm can't see.
Current market conditions. Are homes moving quickly or sitting? Is inventory tight or plentiful? Pricing strategy shifts depending on the moment.
Put together, a CMA gives you something an online estimate never can: a realistic, defensible price range tailored to your property and this market. And pricing right from day one matters enormously. Homes priced accurately tend to attract stronger interest early, when a listing gets the most attention.
