Las Cruces Market Update: What Happened in May 2026

One of the questions I'm asked most often is simply, "How's the market right now?" So I want to start sharing a monthly look at what's actually happening here in Southern New Mexico — real numbers, in plain English, with a little context on what they mean for you. Here's where things stood in May.

Median sales price: $296,000 — down 1.3% from April, down 4.5% from a year ago
Closed sales: 234 — up 20.6% from April, up 21.9% from a year ago
Median days on market: 27 — down 6.9% from April (homes selling a touch faster)
Homes sold for 96.2% of list price on average
Median price per square foot: $178 — up 1.1% from April
New listings: 322 — down 8.0% from April
Active inventory: 1,149 homes — down 4.4% from April
Months supply of inventory: 4.9 — down 20.7% from April
What the numbers are telling us
The headline for May is activity. Closed sales jumped more than 20% over both last month and last year — that's a lot of buyers and sellers getting to the closing table. When transactions surge like that, it usually reflects real demand and confidence, not hesitation.
At the same time, supply is tightening. Fewer new listings came on the market, active inventory shrank, and the months supply of inventory fell by about a fifth. That last figure is one I always watch: it's roughly how long it would take to sell every home currently for sale at the current pace. Anything under six months has traditionally leaned in sellers' favor, and at 4.9 months — and dropping — we're firmly in that territory, though not at the frantic lows we saw a few years back.
So with more buyers and less to choose from, you might expect prices to climb. Instead, the median price slipped slightly, both from April and from a year ago. Here's the nuance worth understanding: the median simply reflects the midpoint of what sold in a given month. When more moderately priced homes change hands — which often happens when activity broadens — it can pull the median down even in a strong market. One month is a snapshot, not a trend, and prices on a per-square-foot basis actually ticked up from April. I'd read May as prices holding steady, not falling.
Meanwhile, homes are still moving with purpose: 27 days on the market and sellers netting better than 96 cents on every dollar of list price. That's a healthy, functioning market.
What this means if you're thinking of buying
You still have selection and breathing room compared to the truly cut-throat markets elsewhere — but the window is narrowing as inventory tightens. If you've been waiting for "the right time," the practical move is to get your financing lined up now so you're ready to act when the right home appears, rather than scrambling once it's listed.
What this means if you're thinking of selling
Demand is strong and competing inventory is shrinking — that's a favorable combination for sellers. Homes that are priced right and show well are getting attention and selling close to asking. With fewer new listings coming on, a well-prepared home has room to stand out.
