First-Time Buyer? Here's What No One Tells You About the New Mexico Purchase Agreement


One of the most common things I hear from first-time buyers after we go under contract: "I didn't realize how many moving parts there are."

The Purchase Agreement Is Your Roadmap


In New Mexico, we use NMAR Form 2104 — the Residential Purchase Agreement. It's not just a price and a signature. It governs your earnest money, inspection timelines, financing contingencies, possession date, and what happens if something unexpected comes up. Understanding it before you're sitting at the negotiation table puts you in a completely different position.


Inspections Are Your Window to Negotiate


Once you're under contract, you'll have a set number of days to schedule and complete your home inspection. What the inspection finds can be negotiable — repairs, credits, or price adjustments. The key is knowing what's worth pushing on and what's part of buying an older home. I've helped buyers negotiate everything from roof repairs to full HVAC replacements, and the outcome always comes down to documentation and timing.


Your Lender Is Part of the Team


A pre-approval letter is your ticket to write an offer. But your lender's speed, communication, and knowledge of local programs can also make or break a deal. I work regularly with lenders here in Las Cruces who understand our market — conventional, FHA, USDA, and VA — and I'm happy to share names based on your situation.


New Construction Is a Real Option Right Now


If you're looking under $300K, several local builders are still offering incentive packages that can make a new build financially competitive with resale. I've been in active conversations with multiple builders on behalf of buyer clients, and there are deals to be had if you know where to look and how to ask.
