Buying Land in Southern New Mexico: What You Need to Know First


More and more buyers are coming to me with questions about rural and agricultural land — parcels outside the city limits, acreage in Deming, land suitable for farming or small-scale homesteading. It's an exciting category of real estate, and Southern New Mexico has real options. But the process looks different than buying a house, and there are a few things you should understand before you make an offer.


Financing Is Different for Land


Conventional mortgages don't typically apply to vacant land or agricultural parcels. You may be looking at USDA Farm Service Agency (FSA) loan programs, rural development financing, or land-specific loan products. If the land has a home on it, your options expand — but if it's raw acreage with agricultural intent, FSA Farm Ownership Loans are worth exploring. I've personally walked a buyer through their first FSA Farm Loan transaction and can help you understand what documentation and qualifications are involved.


Survey and Septic Costs Are Real


On rural parcels, a boundary survey is often a negotiating point — who pays, and when it gets done. Septic feasibility studies are also common requirements before a lender will commit to financing. These aren't dealbreakers, but they are line items you should plan for in your budget.


Deed Restrictions and Easements


Before you fall in love with a piece of land, check for deed restrictions, agricultural easements, and any limitations on how the land can be used. A title search will surface these, but it's worth asking about them early in the process.
